This is a fix and flip. I viewed it with an investor before the new finishes and it was a throw back! It had super dated built-ins, super dated kitchen, but a great layout with a super location.
This is a distinctive home for the Applewood area. One of my favorite things about Applewood is there’s a diverse style of homes, but this one is specifically unique. It’s exterior style is very different than the typical exterior style you see in Applewood and it’s a front/back tri-level, which is also unique.
It offers two living spaces near the kitchen, and 4 beds on the top floor, which is very rare for Applewood.
The interior finishes are absolutely beautiful. It’s staged extremely well and has a very relaxing feel and tone.
The home could definitely use a final clean for showings and there’s some debris in the back yard (left over roof tile) just sitting by the patio with cobwebs and leaves hanging on them. Not a huge deal, just some of those little touches can definitely make a difference in a viewing.
They managed to make the master bath (which is gorgeous) a 5-piece by adding a stand-alone tub, but it’s pretty big for the space. It’s a catch 22 at times with master baths; so many love their soaks in the tub, so you want to include them, but at times the space might have challenges and they definitely ran into that here. I probably would have counseled investors I work with to do the same thing by adding the tub if they asked me for guidance. Plus, it’s a gorgeous tub and a feature all in it’s own.
There’s a decent sized basement, which is perfect for kid’s playroom, teenage lair or entertaining.
28th Place is a killer little block as well. Lots of great things about this home.
This just hit the market. They are definitely pioneering a new price point. I sure hope they get it! It will be great for future investors I work with and people who have chosen this awesome area for their home!
